Planning Ahead: Why Timing Matters When It Comes to Downsizing

One of the most important lessons I’ve learned in my work with seniors is that when you make a move can be just as important as where you move.
Recently, I worked with a couple in their late 60s who made the decision to downsize from a custom-built home on a four-acre wooded lot to a one-story rancher in a well-kept subdivision, closer to amenities and family. Their home had on-site water and septic, and while they loved the privacy and space, they recognized the upkeep would eventually become too much. Rather than wait for that time to come, they planned ahead.
They met with their bank, explored options for a home equity line of credit, and reached out to me to help them find their next home. We found the right fit—a manageable, accessible rancher—and they were able to purchase it before selling their existing home. Once they moved out, I had their original home professionally staged and listed. It went under contract within a week and closed less than a month later. Because they prepared in advance and acted while still physically able to manage the transition, the entire process was smooth and empowering.
In contrast, I’m currently working with another couple in their early 80s who found me through this very column. They live on an 11-acre property in a home they built 50 years ago and where they raised their family. It’s a beautiful home, full of love and memories—but due to recent health issues, they now need to move quickly to a more accessible environment.
They’re not alone. Many older adults find themselves needing to make a big move during a stressful or difficult time. As their agent, I’ve walked beside them every step of the way—exploring single-family homes, condos, ADA-compliant apartments, and even visiting a personal care facility together. They’ve become like family to me.
And that’s what I want every senior and their loved ones to know: downsizing isn’t just a real estate decision—it’s a life planning decision. Your age, health, and financial situation will all impact the type of living arrangement that makes sense for your future. Planning ahead allows you to maintain control, reduce stress, and make thoughtful choices instead of rushed ones.
